A filing date is already set. Can a commercial appraisal be ready in time?
Sometimes. Start with the site's own words. The About page says: "Standard delivery in 1–3 weeks, with rush appraisals available for urgent deadlines." The firm's article on timing says of rush work: "Timelines shorter than about 7–10 business days are sometimes possible but usually come with a premium fee and depend on the appraiser's capacity." The same article adds: "A website cannot promise the time needed for that assignment."
So the answer for your building comes from a call about the actual date. The contact page says: "For urgent matters, please call us directly at (213) 232-7807."
What an earlier date depends on
- Records on the first day. The timing article notes: "Delays in providing leases, rent rolls, operating statements, and plans can add days or weeks." Have them together before you call.
- The property. One tenant on one lease is a smaller job than a multi-tenant center or a special-use property.
- The date being valued. A past-date value needs the leases and operating records of that time.
- Kevin O'Brien's calendar. Capacity is confirmed for the assignment, never assumed.
A rush changes the calendar, not the analysis the assignment needs, and reports remain USPAP-compliant. If the date cannot be met with proper work, it is better to learn that at the first call.
Los Angeles deadlines that sit behind a rush request
- Assessment appeals. Filing periods are set under Revenue and Taxation Code section 1603. The Los Angeles County Assessment Appeals Board lists the regular period as July 2 to November 30 each year, and 60 days from the mailing date printed on a supplemental, adjusted or escape assessment notice or tax bill, or the postmark date if later. The State Board of Equalization says the opinion of value on an application may be revised up to or during the hearing without a new application, so the filing date and the appraisal date are separate questions. - Probate. The court's Inventory and Appraisal, in which the probate referee values the real estate, is due within four months after letters are first issued (Probate Code section 8800), and a court-confirmed sale looks to an appraisal made within one year of the hearing. These matters are heard by the Probate Division of the Superior Court of California, County of Los Angeles, at the Stanley Mosk Courthouse for the Central District. - Estate tax returns. Form 706, where one is required, is due within nine months after the date of death unless an extension is granted. See date-of-death and step-up appraisals.
- Divorce and dissolution. Family Code section 2552 points to a value as near as practicable to the time of trial and allows a different date only on 30 days' notice and good cause. See divorce appraisals.
