About Kevin O'Brien

Kevin O'Brien, MAI, SRA
California Certified General Real Estate Appraiser, License #3005065. KO Commercial Appraisal's Los Angeles pages help property owners and their advisers prepare a commercial real estate valuation request.
A Downtown LA leased office, a Pasadena apartment building, and a retail parcel with shared parking require different records. Kevin reviews the actual property, interest, effective date, and intended use before agreeing to a scope.

A defined value question comes first
The intended use may concern an acquisition, assessment review, financing, an estate, a transfer, or a dispute. Identify the recipient and any written reporting instructions. An appraisal does not establish a tax deduction, determine legal ownership, authorize a use, or promise a recipient's acceptance.
If the property uses more than one address, gather the AINs and title documents. If the date is historical, explain later changes and locate the earlier leases and operating records.
